Policies
Lease Terms - Leases are generally one year.Security Deposits - All tenants are required to provide a security deposit before executing a lease. Security deposits may not be applied to monthly rent.
Late Fees - Ream Properties strictly enforces our Late Fee Policy. Rent is due on the first of the month. We will allow a five day grace period. If a complete rent payment is not received in our office by the end of the grace period, a $30.00 per day late fee will be assessed from the first of the month. Please note, Ream Properties will not renew any lease until all late fees have been paid.
Returned Checks - Any rent payment check which is returned by the bank will incur $30.00 fee. Additionally, tenants who have had checks returned by the bank may be required to pay future rents in cash.
Pets - In some cases, Ream Properties does allow pets. Any tenant wishing to have a pet in a permitted property is required to pay a Pet Fee. This fee is equal to one month's rent. Please note, ths is a fee which is non refundable. Additionally, in multi-family properties with common areas, pets must be kept on a leash at all times and picked up after. This policy will be strictly enforced at all times.
Qualification - All tenants are required to qualify financially. Credit score and income verification requirements must be met. In some cases, where income or credit scores have not met requirements, a co-signer may be required.
